Week #1 – Our Team’s Favorite Blackstone Apartments

Blackstone’s September listings are now live! For the next few weeks, we will be posting our team’s favorite Blackstones currently on the market!

This week we will start with our Realty Team’s broker, Michelle.

Michelle’s Favorite Blackstone Apartments – 2017 Edition

This was hard because I have so many favorites! From 5 years of experience, and of the listings currently on the market, here are my top 5 (in no particular order!)

#1: 507 Beacon Street, Apt #1

I personally love the sleeping loft studios, as it gives you so much space to work with! Also, its an easy way to get into a studio even with a queen sized bed. The lofted platform can easily fit a queen sized bed plus additional storage. Below in #1, the living space is HUGE and you have two big bay windows overlooking Beacon Street. The corner kitchenette is really cute too!

Berklee College of Music students really love this building because its a short walk to class.

#2: 505 Beacon Street Apt C

Blackstone basement’s aren’t bad! This one is a pretty good sized space. Its a unique layout, but I really like the recessed lights, big closet and the nice sized kitchenette.

New England College of Optometry students really like this building and tend to stay here for their entire NECO career! Its just a few blocks walk to campus.

#3: 506 Beacon Street Apt #15

I love the view from this apartment! Looking out over the Charles River. Its beautiful, especially in the Spring and Summer. I also really like this building because there is laundry and the Hubway Bike station is right out front. The apartment itself is quite spacious and gets great sunlight!

Boston University Medical and main campus are just a quick ride away on the “BU BUS.”

#4: 868 Beacon Street Apt #1

I think this is the best apartment in the building. Its huge! The bay window overlooking Beacon Street let great sunlight in as well. Recessed lighting keeps it bright even when its dark out.

The best location for Boston University – main campus students as its just a few blocks walk to South Campus.

#5: 507 Beacon Street Apt #17

Apt #17 comes with our “built-in gym membership” 5 flights of stairs. Its SO worth the trip upstairs! On the top floor, you get great views above the Bay Bay rooftops and with the Prudential Center around the corner. I really like the recessed lighting, ceiling fan, and nice light oak flooring. You also get a nice cross breeze as the apartment.

Massachusetts Institute of Technology (MIT) students love this building as they can walk across the Harvard bridge for great views on their way to campus, or take the MIT shuttle!

Spring is Near!

What’s going on behind the doors for the Spring Real Estate Market?

While there’s still snow on the ground, we’re starting to think the groundhog was wrong. With a beautiful weekend in the 50’s to look forward to – as well as an onslaught of new listings for March 1st, a lively spring seems to be just around the corner!

Rentals

Blackstone Williams releases all of its exclusive inventory in early March. We expect to have about 60 studio apartments in some of Boston’s hottest neighborhoods, like the Back Bay, Beacon Hill and Fenway, as well as one, two, and three bedroom listings in the Back Bay and Fenway.

These annual leases fill up quickly! Be among the first to get access to our exclusive listings by adding your name to our 2017 Wait List.

While short term rentals continue to be in short supply, Blackstone offers summer leases (generally mid-May/June 1st through August 31st) as well as even short term listings by working with Airbnb.

Sales

We expect supply to remain low with buyers still in high demand. First time home buyers will continue to rent while they continue or delay their search for their starter home. Multiple offer situations will most likely remain common, especially in Boston proper.

While winter months are traditionally slower, many sellers were surprised to see their listings move in a matter of days – or less, often with multiple offers. All signs point to a very active spring sales market, again favoring sellers as sellers remain in short supply.

Best Neighborhoods for NECO 2015

The 2015 NECO Housing Fair is fast approaching! Finding housing in the booming Boston rental market can be a daunting task, but we are here to help!

For September 2015 Apartments, You Can Expect:

Back Bay: Walking distance to NECO!
Many studios in Back Bay are efficiencies, meaning they have a kitchenette, small living area, and are great for one person.
Studios: $1500+
1BR’s: $2200+
2BR’s: $3300+

Fenway/Kenmore: Longer walk, quick bike ride or short train trip to NECO.
Apartments in Fenway are typically larger than in Back Bay. Most have full size kitchens.
Studios: $1500+
1BR’s: $2200+
2BR’s: $2500+
3BR’s: $3200+

Brookline: Easy commute on the C or D line trains. About 20-35 minutes, depending on location. Generally, there are less apartment buildings and more “home-like” multi-families, making studios/1BR’s harder to find, but multi-bedorom apartments much easier to find.
1BR’s: $1800+, few options
2BR’s: $2300+
3BR’s: $2700+
4BR’s: $3600+, few options

Allston: Allston is on the B line. We highly recommend the 57 bus, which also follows Commonwealth Ave, as a faster, less expensive, and more reliable alternative to the B line. The 57 bus takes you straight to Kenmore Square, a short walk from NECO. Commute times around 20-30 minutes.
Studios: $1400+
1BR’s: $1600+
2BR’s: $2000+ near the T
3BR’s: $2500+
