Wow! What a tough decision to make. Just 5? Let’s see..

#1: 507 Beacon Street Apt #6

This adorable sleeping loft studio is available now! There have been a few updates since this photo – including granite counter top, a little more counter space, and subway tile in the kitchen. A beauty! And with the sleeping loft, you can do up to a queen sized mattress and still have a living area in your studio!

Boston University Medical (BUMC) students love this building – the BU shuttle picks up just a few doors down!

#2: 506 Beacon Street Apt #6

506 Beacon Street is probably my favorite building – laundry in the building, huge staircases, Pru views from the front, Charles River views in the rear. Apt #6 is a true gem – separate kitchen with a full size fridge and ample cabinet space, HUGE south facing windows giving great sunlight and looking out over Beacon Street with view around the corner of the Prudential Center, charming built-in’s… this studio is the best!

New England College of Optometry (NECO) students love this building – just a few blocks walk to campus!

#3: 506 Beacon Street Apt #5

Two words: Window Seat! Sit down in your lovely bay windows and look at at the Prudential Center! Great sunlight, shiny hardwood floors.

Boston Architectural College (BAC) students love this building – just a few blocks walk to campus!

#4: 70 Pinckney Street Apt #5

Seriously – the best of Beacon Hill! Tons of windows overlooking Pinckney Street. Shiny hardwood floors. Lots of space and a big kitchenette. A true gem!

Suffolk University students love this building – its just a short walk to campus!

#5: 73 Park Drive Apt #18

This two bedroom apartment was beautifully renovated just two years ago. Beautiful living room, shiny hardwood floors, beautiful stainless steel appliances, granite counter tops. The works! The common area of the building was just renovated last year and features eco-lighting and a laundry center.

Northeastern University (NEU) students love this building, its just a brisk walk across the Fens park to campus!

Week #1 – Our Team’s Favorite Blackstone Apartments

Blackstone’s September listings are now live! For the next few weeks, we will be posting our team’s favorite Blackstones currently on the market!

This week we will start with our Realty Team’s broker, Michelle.

Michelle’s Favorite Blackstone Apartments – 2017 Edition

This was hard because I have so many favorites! From 5 years of experience, and of the listings currently on the market, here are my top 5 (in no particular order!)

#1: 507 Beacon Street, Apt #1

I personally love the sleeping loft studios, as it gives you so much space to work with! Also, its an easy way to get into a studio even with a queen sized bed. The lofted platform can easily fit a queen sized bed plus additional storage. Below in #1, the living space is HUGE and you have two big bay windows overlooking Beacon Street. The corner kitchenette is really cute too!

Berklee College of Music students really love this building because its a short walk to class.

#2: 505 Beacon Street Apt C

Blackstone basement’s aren’t bad! This one is a pretty good sized space. Its a unique layout, but I really like the recessed lights, big closet and the nice sized kitchenette.

New England College of Optometry students really like this building and tend to stay here for their entire NECO career! Its just a few blocks walk to campus.

#3: 506 Beacon Street Apt #15

I love the view from this apartment! Looking out over the Charles River. Its beautiful, especially in the Spring and Summer. I also really like this building because there is laundry and the Hubway Bike station is right out front. The apartment itself is quite spacious and gets great sunlight!

Boston University Medical and main campus are just a quick ride away on the “BU BUS.”

#4: 868 Beacon Street Apt #1

I think this is the best apartment in the building. Its huge! The bay window overlooking Beacon Street let great sunlight in as well. Recessed lighting keeps it bright even when its dark out.

The best location for Boston University – main campus students as its just a few blocks walk to South Campus.

#5: 507 Beacon Street Apt #17

Apt #17 comes with our “built-in gym membership” 5 flights of stairs. Its SO worth the trip upstairs! On the top floor, you get great views above the Bay Bay rooftops and with the Prudential Center around the corner. I really like the recessed lighting, ceiling fan, and nice light oak flooring. You also get a nice cross breeze as the apartment.

Massachusetts Institute of Technology (MIT) students love this building as they can walk across the Harvard bridge for great views on their way to campus, or take the MIT shuttle!

What’s going on behind the doors for the Spring Real Estate Market?

While there’s still snow on the ground, we’re starting to think the groundhog was wrong. With a beautiful weekend in the 50’s to look forward to – as well as an onslaught of new listings for March 1st, a lively spring seems to be just around the corner!

Blackstone Williams releases all of its exclusive inventory in early March. We expect to have about 60 studio apartments in some of Boston’s hottest neighborhoods, like the Back Bay, Beacon Hill and Fenway, as well as one, two, and three bedroom listings in the Back Bay and Fenway.

New Year, New Home!

Happy New Year!

Is a new home in store for you in 2017? If the following ring true to you, 2017 may be the year to make the big move move and find your new home!

  1. Are you sticking around for a while? If you’re planning to stay in your current or new area at least 5 years, it may make since to make a purchase.
  2. What’s happening in my market? Are rents going up? Purchasing a home will help your monthly costs stay steady versus renting, where it may continue to rise.
  3. Am I in order financially? If you are already struggling to pay bills, adding a mortgage to the mix will not help. Also, you will need to have an adequate down payment saved (anywhere from 3%-20% of the loan amount.)
  4. What are the hidden expenses associated with buying? Keep in mind condo/HOA fees, property taxes, homeowners insurance, when looking at the total cost of a owning a home. Make a budget and stick to it.

Can I Sell My Home in the Winter?

Can I Sell or Rent My Home in the Winter? Its a legitimate question here in Boston, with temperatures dipping close to & below zero on some days (like today!) While there aren’t as many buyers or renters looking, it certainly IS possible to sell or rent your home in the winter!

Here are some tips if you are deciding to sell or rent out your current home in the winter months:

  1. Take photos early! If you are planning on selling your home in the winter, try to take photos before the piles of snow arrive. If you must take photos in the winter, some freshly fallen snow can add some charm to your photo. Just watch out for icicles/ice dams, which are a turn-off for potential buyers/renters.
  2. Schedule showings/open houses early! Early in the day. With the sun setting early in the winter, you want to make sure your prospective buyers/renters are viewing in the best light possible. I recommend before 3pm to make sure they can see everything in the daylight.
  3. Keep the Heat On! When prospective buyers/renters are viewing your home, make sure the heat is on at a comfortable level.
  4. Keep it Clean! Between snow, sleet, salt and mud, its definitely more difficult to keep your home clean in the winter. Make sure you are prepared to clean not only before showings and open houses, but after the prospective buyers/renters leave. Your Realtor also may provide boot coverings or a boot tray so their client’s shoes don’t leave a mess behind.

And if Winter just isn’t your thing, there’s no harm in waiting until Springtime.

Let it Snow!

With our first significant snowfall of 2016, it’s time to get excited for winter! With over 100″ of snow in Boston’s snowiest winter ever last year (2015), we have plenty of photos from around the city to remind us of that winter.

This week, broker Michelle Gillard shares her favorite photos from last winter. This collage includes snow falling in the Boston Public Garden, the middle row is the Boston harbor with floating chunks of ice looking out to the downtown Boston skyline right above a photo of an almost unrecognizable Boston Public Garden completely covered in snow! You can just barely see the bridge you go under on the swan boats and you walk over to cross into the Boston Common. 

Not only was there a ton of snow, but it was a very frigid winter!

The last column of photos features the statue of George Washington in the Public Gardens with downtown in the background covered in snow, a shot over the North River at Norris Reservation in Norwell (a great place to snowshoe!), and a snowy look at the State House.

We hope we have some more recent snowy photos to share with you soon! Next week, seasoned Realtor Susan Macomber will share her favorite photos from last winter, and perhaps from this winter if we get the snow we are expecting this weekend!
