Updated Loft Style Studio

Another great Blackstone Williams Renovation! 507 Beacon Street Apt #11 flew off the market as soon as it was completely renovated, but we figured we would share the amazing progress here!

The old wide plank floors were looking rough, so the floors were replaced with brand new, shiny oak flooring!

The loft, of course, remained in place. Its hard to fit a queen sized bed in a studio without the loft, which is why loft studios remain a favorite year after year!!

The bathroom was updated with a beautiful tiled shower.

The kitchen was also brought up-to-date with stainless steel appliances, including a microwave with built-in convection oven and granite counters!

Another GREAT Blackstone renovation completed in the Back Bay!

More coming soon! Stay tuned…

Parking in Boston

If you’ve ever lived in Boston, or even just visited, you know how tough it can be to find a parking spot! Especially in Boston’s most central neighborhoods like Back Bay and the Fenway.

Did you know that parking fines in Boston range anywhere from $25 – $120 per ticket? Towing can add significantly to these expenses as well as the hassle of having to locate and retrieve your vehicle.

Save yourself the aggravation – rent an off-street parking spot!

We have prime parking now available in Back Bay and the Fenway.

September 1st Survival Guide

September 1st is a notorious day in Boston – not only are students returning to school, but most Boston apartments turnover on this date. Landlords and property managers throughout the city rush to prepare there units in mere hours for their new tenants!

Here are five tips that can be handy – whether you’ve done this before or you’re just moving to Boston for the first time!

#1 – Do NOT take your moving truck on Storrow Drive! Every year someone will do it. Don’t let this rookie move ruin your moving day! The bridges are too low for trucks. Re-route your GPS if it tries to send you this way!

#2 – Respect move in/move out times! Your lease ends and starts at a specific time for a reason – because your landlord or property manager, especially if they manage multiple units, have VERY limited time to prepare for the next tenant. If you’re moving out, be sure to return your keys before your lease ends. If you’re moving in, please respect the crews preparing your apartment for move in by not moving in any sooner than your lease start time.Screen Shot 2017-08-18 at 4.42.12 PM

#3 – Stay away from curbside furniture! That IKEA couch may look new, but it could be harboring pests such as bed bugs! If you are moving out, please dispose of your furniture properly, do not leave it on the curb.

Screen Shot 2017-08-18 at 4.43.04 PM

#4 – Unpack ASAP! Unpacking can be tedious, but you’ll be so glad and feel much more at home when its all done! Also, please be sure to dispose of your boxes in accordance with your new home’s trash guidelines, which most landlords will provide in a Welcome Letter.

Screen Shot 2017-08-18 at 4.45.27 PM

#5 – The best & easiest tip – take advantage of the deals offered by restaurants in your neighborhood for new students/residents! Often times restaurants will provide promotions that you’ll get in your Welcome Gift!!

This adorable sleeping loft studio is available now! There have been a few updates since this photo – including granite counter top, a little more counter space, and subway tile in the kitchen. Boston University Medical (BUMC) students love this building – the BU shuttle picks up just a few doors down!

#2: 506 Beacon Street Apt #6

506-06 studio1

506 Beacon Street is probably my favorite building – laundry in the building, huge staircases, Pru views from the front, Charles River views in the rear. Apt #6 is a true gem – separate kitchen with a full size fridge and ample cabinet space, HUGE south facing windows giving great sunlight and looking out over Beacon Street with view around the corner of the Prudential Center, charming built-in’s… this studio is the best!

New England College of Optometry (NECO) students love this building – just a few blocks walk to campus!

Two words: Window Seat! Sit down in your lovely bay windows and look at at the Prudential Center! Great sunlight, shiny hardwood floors.

Week #1 – Our Team’s Favorite Blackstone Apartments

Blackstone’s September listings are now live! For the next few weeks, we will be posting our team’s favorite Blackstones currently on the market!

This week we will start with our Realty Team’s broker, Michelle.

Michelle’s Favorite Blackstone Apartments – 2017 Edition

This was hard because I have so many favorites! From 5 years of experience, and of the listings currently on the market, here are my top 5 (in no particular order!)

#1: 507 Beacon Street, Apt #1

507-01 studio

I personally love the sleeping loft studios, as it gives you so much space to work with! Also, its an easy way to get into a studio even with a queen sized bed. The lofted platform can easily fit a queen sized bed plus additional storage. Below in #1, the living space is HUGE and you have two big bay windows overlooking Beacon Street. The corner kitchenette is really cute too!

Berklee College of Music students really love this building because its a short walk to class.

#2: 505 Beacon Street Apt C

505-c studio

Blackstone basement’s aren’t bad! This one is a pretty good sized space. Its a unique layout, but I really like the recessed lights, big closet and the nice sized kitchenette.

New England College of Optometry students really like this building and tend to stay here for their entire NECO career! Its just a few blocks walk to campus.

#3: 506 Beacon Street Apt #15

506-15 view

I love the view from this apartment! Looking out over the Charles River. Its beautiful, especially in the Spring and Summer. I also really like this building because there is laundry and the Hubway Bike station is right out front. The apartment itself is quite spacious and gets great sunlight!

Boston University Medical and main campus are just a quick ride away on the “BU BUS.”

#4: 868 Beacon Street Apt #1

868-01 studio

I think this is the best apartment in the building. Its huge! The bay window overlooking Beacon Street let great sunlight in as well. Recessed lighting keeps it bright even when its dark out.

The best location for Boston University – main campus students as its just a few blocks walk to South Campus.

#5: 507 Beacon Street Apt #17

507-17 studio

Apt #17 comes with our “built-in gym membership” 5 flights of stairs. Its SO worth the trip upstairs! On the top floor, you get great views above the Bay Bay rooftops and with the Prudential Center around the corner. I really like the recessed lighting, ceiling fan, and nice light oak flooring. You also get a nice cross breeze as the apartment.

Massachusetts Institute of Technology (MIT) students love this building as they can walk across the Harvard bridge for great views on their way to campus, or take the MIT shuttle!

Spring is Near!

What’s going on behind the doors for the Spring Real Estate Market?

While there’s still snow on the ground, we’re starting to think the groundhog was wrong. With a beautiful weekend in the 50’s to look forward to – as well as an onslaught of new listings for March 1st, a lively spring seems to be just around the corner!

Blackstone Williams releases all of its exclusive inventory in early March. We expect to have about 60 studio apartments in some of Boston’s hottest neighborhoods, like the Back Bay, Beacon Hill and Fenway, as well as one, two, and three bedroom listings in the Back Bay and Fenway.

These annual leases fill up quickly! Be among the first to get access to our exclusive listings by adding your name to our 2017 Wait List.

While short term rentals continue to be in short supply, Blackstone offers summer leases (generally mid-May/June 1st through August 31st) as well as even short term listings by working with Airbnb.

You can stay with us short term in:

Beacon Hill
Newbury Street

We expect supply to remain low with buyers still in high demand. First time home buyers will continue to rent while they continue or delay their search for their starter home. Multiple offer situations will most likely remain common, especially in Boston proper.

While winter months are traditionally slower, many sellers were surprised to see their listings move in a matter of days – or less, often with multiple offers. All signs point to a very active spring sales market, again favoring sellers as sellers remain in short supply.

If you’re thinking of selling your home, there’s no better time than now!

If you’re thinking of buying, especially your first home, the road may be long and hard, but our experts are here to help! We’ve helped first time buyers lock down their first homes over the past two years, persevering through a tough market for buyers.

The weather’s looking better – there’s no better time to rent, buy, & sell in Boston!
